Regional Head Facilities & Maintenance (field-based)

Package: £50,000+ basic salary, company car (or allowance), bonus, private healthcare, market-leading pension scheme and other benefits.

A top-five hospitality brand in the UK F&B industry with over 6,000 properties across the country is looking for a highly competent property services expert from a Building Surveying background to take on a substantial developing portfolio in the London region.

Job Purpose

Responsible for delivering high standards of repairs & maintenance, statutory compliance and the identification of value extraction opportunities across a multi-faceted property portfolio of circa 200 properties. This will be delivered within a defined capital and revenue budget, using a team of outsourced consultants and suppliers, to ensure the value of the estate and income steam is protected and enhanced. You will support the on-site stakeholders to deliver regular maintenance at their sites, or work with the Compliance team to deliver a robust strategy of enforcement.

Core Accountabilities

Facilities & Maintenance Management

  • Implement a programme of planned preventative maintenance across your aligned property portfolio to protect asset condition.
  • Act as a key facilitator to the delivery of reactive maintenance, ensuring that your property assets are duly protected whilst delivering high standards of customer service.
  • Develop and implement an annual property survey programme to ensure that all property assets under your responsibility are inspected on an agreed cyclical basis, identifying wants of repair and to working with our business partners to assist them to deliver their repairing obligations.
  • Drive improvements in estate quality through a combination of repairs and maintenance in accordance with repairing obligations and responsibilities.
  • Deliver an appropriate Property Service for the ECP estate ensuring the fulfilment of repairing obligations in the FRI commercially leased portfolio.
  • Deliver 100% statutory compliance programme across your aligned Managed, TAW and Tenanted portfolio.

P&L and Budget Management

  • All activity to be delivered within a defined capital expenditure budget, ensuring value for money is achieved on all activity, and that expenditure is directed to protect and grow income, as well as protecting the asset.
  • Ensure that all property expenditure is interrogated, approved and controlled in line with agreed procedures.

Customer Service

  • Deliver a Property Service approach which delivers exceptional customer service by providing support and guidance to the stakeholders to ensure the assets are maintained and repaired to protect income and support a great retail offer and consumer experience.
  • Working in conjunction with your stakeholders, assist them to undertake appropriate repairs/compliance works utilising monies held within their R&M Fund
  • Provide follow up support to your Operational colleagues in response to their Retail Standards Audits

Development

  • Working in conjunction with your Operational colleagues, deliver appropriate levels of investment to support the onward letting of sites and minor capital projects to improve the retail offer.
  • Identify potential development opportunities within your given portfolio and work closely with the Head of Property Services and Development Team to determine the most effective methods of delivery.
  • Identify potential development opportunities to secure additional NLP income by extracting value from underutilised land or buildings.
  • Maintain a high-quality knowledge of your estate to assist and support Group transitions and minimise expenditure on buy backs and repairs at the point of transition

External Partnerships

  • Establish professional working relationships with external agencies, designers, property professionals, suppliers and industry leading operators who can help deliver best in class units which are fit for the future.

Management Duties

  • Recruit, manage, train and motivate all staff and third-party suppliers under your responsibility to effectively discharge their responsibilities.
  • Maintain relevant administration, reporting and planning systems to ensure that all departmental responsibilities are discharged within the agreed guidelines and company policies and procedures.
  • Manage external agency and representative group relationships in keeping with established Group values, reputation and standards.

Skills & Experience

  • Qualified Building Surveyor
  • 5 years' minimum experience in Commercial Property Services
  • Budget control and value engineering
