Senior Maintenance Manager, London

Running the maintenance department, reporting into the Head of Construction, for a well-regarded restaurant chain in the UK with nearly 500 properties.

Brief

To provide strategic technical building surveying expertise, advice, guidance and to deliver optimal maintenance programmes to the estate (UK & I). Manage the third-party maintenance provider to ensure properties are maintained to the desired corporate standards and high levels of compliance. Manages the CAPEX/REVEX programmes to time, quality and cost objectives.

Accountabilities & Responsibilities

  • Manages the third-party contractor on a strategic and operational level to deliver best in class service to the restaurant team. Provides recommendation at contract renewal cycle to ensure we get the best service for the best price
  • Design, implement and manage KPIs to manage contractor performance - establishing a culture of transparency across the estate and value for money in relation to performance.
  • Use engagement strategies at all levels to ensure clarity of understanding of user operating systems. Use technology to remove "noise" and deliver real time operational dashboards. Develops a culture of trust and respect with stakeholders in all roles.
  • Working with Head of Construction - put together a forward-thinking Maintenance and energy plan for improvements over the next 3-5 years, taking in to account needs of the estate and transformation initiatives.
  • Accountable for providing expert advice and guidance on restaurant closures and associated dilapidations. Supports the Head of Estates with mid-term dilapidations and all landlord driven lease obligations in relation to repair/upkeep.
  • Demonstrates an in-depth understanding of how PE serves customers at an operational, organisational and cultural level, and to use this to develop relationships, and create new solutions and best practice within maintenance.
  • Develops an inquisitive and innovative approach, with a talent for spotting and delivering opportunities to drive the business forward and bringing in new ideas and technologies
  • Provide technical support to the PE leadership team in the course of their duties
  • Performance manages and development of direct reports

Qualifications, Skills and Experience

  • Building Services Discipline Qualification (Building Surveying / Facilities Management discipline qualification eg MRICS, CIOB)
  • Experience of working cross functionally with strategic, operational and non-specialist roles
  • Experience of working with multiple outsourced services providers
  • Strong financial capability and data analysis skills
  • Coach and shape the personal development of colleagues in their direct team
