Job description


I'm working with a long established UK real estate and asset backed investment manager headquartered in London.
The firm was established in 2009 to help bridge the gap between illiquid asset classes, often with high barriers
to entry, and institutional investors seeking to deploy capital into investment grade, income-generating assets.

Presently they have 6 no. Assets (1500 + units) with 2 no. assets due to complete in 2025 (London based - 865 units) and a further 1000+ units planned to then follow within the next 3 years.

Role Objective

Core role objective is to work closely with the Associate Director within the asset management function to manage existing assets within multi-family funds located in London and regional cities.

Key Responsibilities


- Liaising with the in-house management team including credit control, client accountants and performance
analysts, purchase ledger and customer relationship managers located at assets to extract performance and ensure adherence to company strategy and regulatory standards
- Assisting with the formation of asset management processes / protocols / templates in relation to expenditure, new lets and renewals, voids, arrears, and H&S matters
- Drafting of monthly asset management reports (and meetings) as well as quarterly and annual investor reports for all fund (multi-family) vehicles
- Assisting with management of capital expenditure projects from inception to completion including tendering and appointments and adherence to landlord requirements
- Overseeing cyclical / planned maintenance and refurbishment projects
- Ensuring management team undertaking day to day and reactive maintenance works adhere to expectations
- Preparation of revenue and capital expenditure budgets
- Instigation and creation of asset level KPIs and targets
- Responsible for ad hoc and weekly asset performance reporting to company directors
- Responsible for portfolio insurance policy
- Reviewing and recommending payments for consultants and contractors
- Overseeing onboarding of new assets
- Generating alternative incomes / opportunities to maximise profit on assets
- Responsible for the preparation of fund / asset level business plans / strategies
- Responsible for commercial tenants within portfolio which includes agent appointments, lease negotiation, rent reviews, service charge, insurance related matters and landlord / tenant matters
- Managing the valuation process and liaising with fund appointed valuer
- Support the Acquisitions, Investment Management, Legal and Corporate Finance teams across a range of capital transactions and ongoing investment workstreams. Key tasks will include:
- Underwriting & Acquisitions: support the due diligence and financial underwriting of each new acquisition opportunity and support the investment approval process
- Operational and Financial performance analysis: work with the team to assess the operational and financial performance of assets across the platform
- Market Research: liaise with third parties to collate and analyse meaningful and insightful macroeconomic and local market research to inform investment and risk management strategies and evaluate new prospective investment opportunities
- Day to day matters will also include: Execution of ASTs, Licences and Contract Variations, leasehold and
freehold matters, maintaining our records and trackers, supporting with data audits, preparing reports and contributing to ESG matters, liaising with planners, assisting setting up service charges and asset disposals and overseeing management of guest suites/short stay apartments

Experience, Knowledge and Skills

- MRICS qualified or equivalent professional experience gained in a property company is essential; some
experience in the BtR/PRS sector is desirable
- Relevant experience including but not limited to looking after multiple assets simultaneously including new and existing assets, transactional experience (acquisitions and disposals), experience in Health & Safety compliance (including Fire Regulations), experience writing reports, experience overseeing and managing varying CapEx projects for residential developments, experience dealing with architectural, mechanical, electrical and tech systems in residential properties
- Educated to degree level or equivalent
- Good understanding of landlord and tenant law and be comfortable reading leases and legal documents to highlight strategic risks and opportunities
- Personality to be suited to work within a small company
- Highly organised, able to work under own initiative, under pressure and to tight and multiple deadlines
- Clear and proven communication skills; excellent attention to detail
- Excellent critical and analytical skills; Pragmatic and creative approach to problem solving
- Demonstrate experience and ability to use ICT packages i.e. Microsoft works, excel, smart sheets
- Demonstrate experience of taking responsibility for own actions and development opportunities, maintaining high levels of integrity
